With more and more affluent buyers splitting their time between Manhattan and the Hamptons, real estate firms are starting to rethink where “city” ends and “resort” begins.
Decode Real Estate is the latest to jump on this trend. Danielle Nazinitsky launched the company in New York City, and now they’ve opened a Hamptons division headed by Nastassja Balick Coppers.
“These clients don’t just buy in one place,” Danielle said. “They live between New York and the Hamptons.” Decode Hamptons wants to help people who are moving back and forth between Manhattan, Brooklyn, and the East End — where turnkey luxury homes are still hot, even though buyers are pickier these days.
For a lot of brokerages, the Hamptons isn’t just a vacation destination anymore — it’s become an extension of the New York City market. After the pandemic, people started snapping up second homes, and for these buyers, a city apartment and weekend house feel like two sides of the same lifestyle rather than totally separate investments.

Nastassja Balick Coppers, who’s from Compass, will run the Hamptons branch. She has roots in Paris and Madrid, so her international experience fits well with Decode’s client base — people who are global, private, and expect tailored service. Her knack for handling tricky New York City deals worked out: she closed a $7 million sale in her first year in residential real estate.
This Hamptons expansion is a big step for Decode, which built its name on the “Decode Method” — pairing sharp market analytics with personalized service. They’re boutique, not giant, and that helps them stand out. Nastassja likes that Decode lets agents focus on relationships. She’s planning to offer sales, acquisitions, and estate advice across the East End, whether clients are permanent residents or summer folks.
This launch comes as Hamptons real estate faces another season of tight inventory. People want newly renovated, move-in-ready homes, but they’re more careful about what they buy and how much they pay. As the lines blur between primary homes, vacation spots, and investments, brokerages are betting buyers will want advisers who can handle it all.
