East Marion Soundfront Property Sold For $23.5 Million

A 110+ acre waterfront site in East Marion, called Truman’s Beach — to the east of the public beach with the same name — has sold for $23.5 million, which William Raveis Real Estate says sets a new North Fork record.

Nicholas Planamento and Joan Bischoff van Heemskerck, associate brokers at William Raveis, represented the seller in the transaction. They called it a major moment for the North Fork market, citing the land’s rare “combination of natural beauty, environmental importance, and longstanding conservation protections shaped in part by the vision of prior owner Raoul Witteveen.”

The company did not disclose additional sale details, but emphasized that conservation is central to the property’s identity — and a key factor in the transaction. The land is currently wild, with no homes on site.

The $23.5 million sale arrives as the North Fork market shows growth at the upper end. In late 2025, the average price for condos and houses was around $987,000, a slight 1.3% year-over-year dip. At the same time, overall sales rose by nearly 19%, and sales above $2 million reached a record high.

Even so, the $23.5 million figure stands apart from recent top-tier North Fork deals. The next closest recent sale was a Southold mansion and the former Old Field Vineyard, which sold for $12.35 million, represented by Bridget Elkin of Compass, setting a record for the most expensive home sold on the North Fork. The approximately 22-acre property includes two homes and multiple barns and is zoned for both agricultural and residential use, according to the listing and property records.
