The 77-acre Peconic property, part of the historic Indian Neck Farm estate, surpasses the previous North Fork record of $11.2 million.
A waterfront property in Peconic has changed hands for $15 million. This sale now sets a new record for the most expensive single piece of residential property sold on the North Fork. The 77-acre property, located at 4170 Indian Neck Lane, officially closed in June 2026. Sheri Winter Parker of The Corcoran Group handled both sides of the transaction, representing the buyer and the seller. The buyer remains undisclosed.
This sale surpasses the previous record for a North Fork residence, which was $11.2 million in 2025 for a home on New Suffolk Avenue in Cutchogue. This transaction adds another chapter to the history of Indian Neck Farm, a 135-acre estate that has been sold and subdivided over time.

The property at 4170 Indian Neck Lane was originally part of the extensive Indian Neck Farm estate. At one point, the entire estate was listed for $35.5 million. Earlier in the year, a separate 15-acre section of the estate sold for $2.8 million.
This recent sale highlights the significant value that large waterfront properties hold on the North Fork. The combination of large land areas and direct water access makes these properties a distinct and limited offering in the real estate market.
The 77-acre parcel includes an updated main house. It measures 7,000 square feet and has 11 bedrooms, plus ample space for entertaining and resort-style amenities. The property also features a wellness barn, land for organic farming, horse facilities, and a private dock with access to Little Peconic Bay. This blend of waterfront, farmland, and recreational facilities is uncommon for typical residential listings.

For Parker, this sale connects her again to a property with a significant North Fork real estate history. She was also involved in the sale of the entire 135-acre Indian Neck Farm estate in 2008 for $19.5 million, which was the largest commercial transaction on the North Fork at that time. Now, almost twenty years later, she is leading another record-setting sale connected to the property.
The two sales differ: the 2008 transaction covered the whole estate, including a commercial vineyard, while the recent $15 million sale covers a 77-acre residential portion. With this latest closing, Indian Neck Farm once again plays a central role in the North Fork real estate market, setting a new price point for a residential property in the area.
