Compass Commercial Closes Trio Of High-Profile Sales In Hamptons Village Districts

In September, the Hamptons’ commercial areas experienced a surge of investment activity as Compass Commercial announced three major sales in East Hampton and Sag Harbor Villages. Hal Zwick and Jeffrey Sztorc from the Hamptons Commercial Real Estate Team led these transactions, highlighting the ongoing attraction of the East End’s business districts for both institutional and private investors.

The deals took place on some of the region’s most well-known streets. At 32 Park Place in East Hampton Village, a fully leased multi-tenant retail building sold for $3.25 million. Zwick and Sztorc worked with James Petrie of Compass to represent both sides of the sale. Located near the main parking lot, this property offers stable income potential for its new owner.

On Sag Harbor’s Main Street, investors bought 117 Main Street for $5.9 million. This mixed-use property features several retail tenants and residential apartments above, along with rare private outdoor space — a notable advantage in the village’s historic business district. Compass represented the seller while Barry McGovern of Hedgerow represented the buyer.

Meanwhile, the building long associated with Sam’s Restaurant at 36 Newtown Lane in East Hampton Village sold for $6.45 million. This property also includes the restaurant, The Little East retail storefront, and two apartments. All current tenants will stay in place.
